Tenant buildouts and commercial renovations

A tenant buildout turns a space into a working business. Guardian handles the agreed electrical installation for commercial renovations, from relocated outlets and lighting to equipment circuits and a changed floor plan.

Tell us about your project

Start with the business and the lease space

Share the proposed use, floor plan and equipment schedule, whether you are fitting out an office, changing a retail layout or preparing another commercial space. Identify what stays from the existing installation and what the new business needs. An existing outlet or former tenant connection should not be assumed suitable for different equipment.

For leased space, involve the landlord or property manager where their approval, access or shared equipment is involved. Name both the site contact and the person who can authorize electrical work. If responsibilities are split between the building owner and tenant, establish those boundaries before comparing proposals.

Match power and lighting to the layout

Electrical work can include equipment hookups, dedicated circuits, outlets, switches, lighting and display power. Send manufacturer specifications for appliances, kiosks and illuminated fixtures rather than a photograph of the plug alone. Layout and nameplate information help connect each item to the right electrical scope.

Lighting arrangements need to follow work areas, displays and circulation, as well as the planned controls. Moving partitions or counters can affect existing circuits and device locations. Share revised drawings when a layout changes so the installation does not follow an outdated plan.

Coordinate the opening date realistically

The requested opening date is an important milestone, but it does not establish site readiness or reserve a work slot. Discuss the general contractor, delivery dates, inspection coordination, finish stages and any needed utility involvement. Long-lead equipment and unresolved selections can affect the sequence.

For work inside an operating business, explain customer hours and restrictions on interruptions to power. The estimate depends on quantities, existing conditions, routing, access, equipment requirements and any related service changes. A clearly described smaller improvement can be reviewed on its own; a complete buildout needs its full scope considered together.

Guardian serves homes and businesses in Myrtle Beach, Carolina Forest, all of Horry County and all of Georgetown County. We travel to your property; share the address and scope so we can discuss the next step. See our service areas.

Questions about tenant buildouts

Can you work with our general contractor?

Yes. Include the contractor contact, current plan revision and construction stage in the request. Agree on who coordinates access, changes, inspections and the next ready-for-work milestone.

Can you reuse the previous tenant’s electrical installation?

Possibly, after its condition and suitability for the new use are reviewed. Different equipment, layouts or loads can change what is needed; reuse is not automatic.

Do you also take on smaller changes in an existing business?

Yes. A new equipment connection, relocated outlet, lighting change or circuit repair can be discussed without a complete renovation. Identify the affected area and how it is used.
